The window to appeal a commercial property tax assessment is surprisingly small. In many jurisdictions, you only have 30 to 45 days from the date you receive your notice to file a formal protest. Once that date passes, your tax liability is locked in for the year, regardless of how inaccurate the valuation might be. Waiting until the bill arrives in the mail is usually too late to do anything about the amount.
